Southwest Denver is composed of around nineteen neighborhoods located west of the South Platte River, east of Sheridan Boulevard, south of 8th Avenue, and north of West Bowles Avenue.
The area is home to a young population where about 40% are below 18 years of age. The neighborhood of Westwood, in particular, is highly popular among young families with school age children. While all communities in the area strive for a walkable, family-friendly environment where kids can safely walk to and from school, the effort is even more pronounced in Westwood.
Southwest Denver has recently seen an influx of new residents, thanks to its more affordable housing costs and tranquil suburban neighborhoods. At the same time, a good part of the population are longtime residents who have fostered close ties with the community.
The area is easily accessible from Downtown Denver, which lies just around 20 minutes away. Residents get great access to public transportation, particularly with the RTD Light Rail stations on Sante Fe Drive and north of 6th Avenue.
You’ll find plenty of parks and outdoor recreation areas in Southwest Denver, including Huston Lake Park, South Sheridan Park, Sanderson Gulch, the Denver Southwest Park, and the Overland municipal golf course.

Real estate in Southwest Denver
The housing stock in Southwest Denver is mostly made up of single-family homes, but condos also make up a significant part of the mix. Townhomes and multi-family homes are also found in the area.
Most homes in Southwest Denver are at least fifty years old but have been kept in excellent condition over the years. There are also plenty of new construction homes, some built as recently as a year ago.
